Buying a new home is one of life’s biggest events. At Deveraux Homes we recognize the magnitude of this investment, both financially and emotionally, and strive to make it a stress free experience for our clients. We walk you through every step, answer any questions you might have, and support your decision-making.


We believe that the first step in buying a new home is dreaming.  In fact, we encourage our clients to dream big and to consider many variables when buying a new home.  In the early stages of planning to buy a new home we think it is most important to consider the following:

Location is important and the community in which you live affects your lifestyle.  We find that many homeowners consider the following when selecting a neighbourhood:

  • Convenience to workplace
  • Proximity to schools
  • Access to retail and entertainment amenities
  • Proximity to parks and recreational green space
  • Closeness to friends and extended family

Clients want living spaces that are both stylish and functional.  Our sales team can advise on various design features, but we suggest that homeowners give some thought to the following key considerations:

  • Number of floors – 1 story, 2 storey, or walkout
  • Number of bedrooms and baths
  • Openness and flow of the living spaces
  • Kitchen layout including counter space and cabinets
  • Master bedroom and bath design
  • Home office space availability
  • Home automation options
  • Outdoor living space and size of yard


For a dream to become a reality you need a plan of action.  Our sales team will work with and consult clients as they take the first step in recognizing their dream of buying a new home.  They will get to know clients better and help them narrow in on what they desire in a new home.

A home should be designed to be lived in.  It must suit lifestyle needs both now and into the future.  When clients are buying a new home we ask them to consider the following:

  • Space for a growing family
  • Entertainment areas for holidays, parties and other events
  • Extra space for guests
  • Indoor storage space
  • Home office space
  • Outdoor living and entertaining requirements


Once a neighbourhood is selected it is important to narrow in on an exact location.  For this decision we encourage clients to consider:

  • Proximity to schools
  • Neighbourhood traffic patterns
  • Accessibility to convenience amenities
  • Proximity to parks and recreational green space


Once clients narrow in on design and location, we ask that they begin to consider the finer details of a new home.  We consult all customers to get a better sense of any special features they desire and those that they just can’t live without.

We encourage clients to make a list of features they must have in their new home.  We call these the non-negotiables.  In compiling this list, we ask clients to consider the following:

  • Walk in closets
  • Ensuite bathrooms
  • Kitchen cabinet space
  • Storage space
  • Garage features
  • Outdoor living space
  • Flooring choices
  • And anything else you can’t live without

Beyond the non-negoitables we ask that clients think about any special features that they feel  will make their home special.  These wishlist features can be incorporated dependent upon budget and the design of the home.  Our sales team will consult clients on their requests and do their best to accommodate.  Often requested special features include:

  • Purpose built audio visual spaces
  • Upgraded home automation
  • Jet tubs and customer showers
  • Outdoor kitchens and fireplaces


Purchasing a new home is a major life event.  Ensuring that clients are comfortable with their decision, we consult and support clients through the financing process.  We work with preferred mortgage providers and will assist you in securing your mortgage by communicating with them as needed.

Deciding upon the mortgage that is right for a client and the monthly payment that they are comfortable with is important.  Our sales consultants and preferred mortgage specialists can help each customer with this process.  Once an appropriate budget is established, clients will need to complete a loan application and supply supporting documentation.  These finance professionals will once again be there to help home owners stay organized and ensure that they have all required documents.

Once a mortgage is approved, clients will gain a better sense of the affordability of certain design features.  If the price of the home is within the approved mortgage amount, our sales consultants will move to close the process.  If however the home price turns out to be more than that of the approved mortgage value, clients may be able to work with the mortgage specialist to adjust the mortgage for a new amount.

Hand Over

The home handover is the final part of the home buying process. It is at this point that we transfer legal title of the home to the client. It is also the time that the new home owner will get the keys and do a walkthrough with members of our Deveraux team.  Our team is committed to ensuring that homeowners are satisfied and will ensure that a service program is in place.
